Richland Building Partners Closes on Rains Avenue Assembly in Wedgewood-Houston

NASHVILLE, Tenn., July 23, 2026  - As reported in the Nashville Post and the Nashville Business Journal, Richland Building Partners has closed on eight parcels along Rains Avenue and 4th Avenue South in the Wedgewood-Houston neighborhood, the company announced today. The assembled site, involving four different sellers, totals 1.32 acres and will be redeveloped into a mix of for-sale residential condominiums and ground floor commercial space.

The assembly includes:

• 112 Rains Avenue, a vacant 0.46-acre lot

• 108 Rains Avenue, a 0.23-acre lot

• 106 Rains Avenue, 0.16 acre lot

• 1413 - 1423 4th Avenue South, 0.47 acre lot

Under Richland's plan, two buildings are proposed, one oriented to Rains Avenue and another oriented to 4th Avenue South. The plan will include underground parking, new sidewalks and street trees, a variety of commercial spaces that engage the streets, and a new pedestrian-oriented connection (a paseo) from 4th Avenue South through the site into the neighborhood. Construction is expected to begin in late spring 2027.
